Mortgage Renewal Tips
Do Banks Check Your Credit at Mortgage Renewal?
Usually not for a straightforward renewal with your existing lender, but a credit check is possible. If you keep the same lender and simply renew the mortgage term, many lenders do not require a fresh credit application. Your current lender can still review your account and decide whether to renew.
Switching mortgage lenders is different. The new lender must approve an application and will typically check your credit, income and other financial information. Even if the federal prescribed mortgage stress test does not apply to an eligible straight switch, the new lender still decides whether you qualify. Increasing your mortgage amount or extending the amortization may require additional underwriting. See the Financial Consumer Agency of Canada guide to mortgage renewals.
